JOB SUMMARY
The HVAC Technician will
maintain, service, and repair a large-scale commercial HVAC system comprising
Daikin VRV/VRF systems, air handling units (AHUs), and chillers, all managed
through a Building Management System (BMS). The role requires a technician
confident working independently on routine PPM while escalating complex faults
appropriately, in a live, 24/7, high-footfall environment.
KEY RESPONSIBILITIES
•Carry out scheduled PPM (monthly/quarterly) on VRV/VRF outdoor
and indoor units, AHUs, and chiller plant, per OEM (Daikin) service intervals.
•Clean/replace filters, inspect coils and condensate systems, and
check refrigerant lines for leaks across all zones.
•Diagnose and repair mechanical, electrical, and
refrigerant-circuit faults on VRV systems, AHUs, and chillers.
•Monitor and respond to BMS alarms and trends; support
fault-finding using BMS data.
•Check thermostat calibration, compressor amperage, and condenser
performance; carry out deep cleans on schedule.
•Support chiller-specific tasks: water treatment checks, pump and
cooling-tower inspection, and load monitoring.
•Maintain accurate maintenance logs, service records, and defect
reports using the facility's CMMS/CAFM platform.
•Respond promptly to HVAC-related emergency call-outs, including
out-of-hours where required.
•Follow safe isolation and permit-to-work procedures at all
times; no bypassing of safety systems under any circumstance.
•Liaise with the HVAC Lead/Chief Engineer on parts requisition,
defect escalation, and PPM scheduling.
